oba-san can either mean aunt or older woman, unless there are more meanings that im missing out
oba-san means aunt, obaa-san means grandmother or older woman.
Both obaa-san and oba-san mean older woman. Oba-san for aunt and older women who are similar age to your aunt (usually middle-aged), and obaa-san for grandma or older women who are similar age to your grandmother (usually old age).
